Whether you're staying for work, relocation, or an extended holiday, Beco House offers the comfort and convenience of a true home. ## The Property has 2 entrance to the first floor and to the ground floor the entrance is not suitable for wheelchairs user and disable person. ### 🛏 Three Comfortable Bedrooms (Duplex ) connecting the floors with spiral stairs : the 3 bedrooms on first floor and living room ,kitchen on the ground ** Not suitable for wheelchairs and disabled person * Three fully furnished bedrooms. * Each bedroom has its own independent air-conditioning unit. * One bedroom features a private balcony with outdoor seating, perfect for enjoying your morning coffee or the sunrise. ### 🚿 Three Full Bathrooms * Two bathrooms are located inside the house. * One additional bathroom is located in the garden. * Each bathroom includes: * Toilet * Shower * Washbasin * Hot water ### 🛋 Living Room & Kitchen * Bright and comfortable living room with air conditioning. * Fully equipped kitchen suitable for long stays. * High-speed Wi-Fi available throughout the entire property. ### 🌿 Outdoor Area Enjoy a spacious **150 m² private garden** with a paved patio area, ideal for relaxing, dining outdoors, or taking in the beautiful sea and mountain views. ## Location Beco House is located in a peaceful and convenient neighborhood with: * Easy access to supermarkets , cafés, restaurants, pharmacies, and other essential services by walking . * Direct public transportation to the city center. * Quick access to the highway, making it easy to explore the surrounding region. # HOUSE RULES To ensure a pleasant stay for everyone, all guests agree to comply with the following house rules: ## General Rules 1. Only the guests named in the reservation or lease agreement are permitted to stay at the property. 2. No additional guests or visitors are allowed without the landlord's prior written approval. 3. Parties, events, gatherings, or excessive noise are strictly prohibited. 4. Please respect the neighbors at all times. 5. Property access and maintenance: Garden and outdoor maintenance: A maintenance person will visit the outdoor areas and garden once every two weeks to maintain the garden and clean the surroundings. Indoor inspection: In the event that an interior inspection or essential maintenance work is required inside the home, guests will be notified at least 48 hours (two days) in advance. ## Quiet Hours Quiet hours are from **10:00 PM (22:00) to 8:00 AM (08:00)** every day. During these hours, please keep noise to a minimum and avoid any activity that may disturb neighbors. ## Pets Pets are not permitted in the property. ## Smoking Smoking is strictly prohibited inside the apartment. Smoking is permitted only in the designated outdoor area. Please dispose of cigarette butts responsibly. ## Cleanliness 1. Guests must keep the apartment clean and tidy throughout their stay. 2. Household rubbish must be removed regularly and disposed of in the appropriate waste containers to prevent insects, ants, and unpleasant odors. 3. Please do not leave food uncovered or dirty dishes for extended periods. ## Bathroom and Plumbing **Do not flush anything down the toilet except human waste.** This includes, but is not limited to: * Toilet paper * Wet wipes * Paper towels * Feminine hygiene products * Cotton buds * Cotton pads * Dental floss * Food * Grease * Any other objects The plumbing system is sensitive and may become blocked. Any plumbing repairs resulting from improper use may be charged to the tenant. ## Property Care Guests are expected to treat the apartment, furniture, appliances, and all equipment with reasonable care. Any damage must be reported to the landlord immediately. ## Compliance Failure to comply with these house rules may constitute a breach of the lease agreement and may result in charges for damages, early termination of the tenancy where permitted by law, or other remedies available under the agreement. ## Perfect for Medium-Term Stays Beco House is designed for **medium-term stays (31 days or longer)** and is ideal for: * 💼 Professionals on work assignments * 🏡 Guests relocating to Portugal * 🎓 University students and researchers * 💻 Digital nomads and remote workers * 👨‍👩‍👧 Families requiring temporary accommodation We have to register the rental contract with the Finanças office according to Portuguese law. Legal Registration & ID Requirements: To comply with Portuguese law and legally register the lease agreement with the Tax Authority (Finanças), all guests are required to provide a valid copy of their passport and their personal details upon booking confirmation. The property is intended to provide a comfortable home-away-from-home for guests seeking a peaceful residential environment. ## Housekeeping This is a self-catering accommodation. * Daily housekeeping is **not** provided. * Guests are responsible for keeping the property clean during their stay. * Additional cleaning services can be arranged upon request for an extra fee, subject to availability. ## Keys Guests are responsible for all keys provided at check-in. * Lost or damaged keys will incur a **€35 replacement fee**. * If an emergency locksmith service is required due to lost keys or lockouts, the guest will be responsible for the associated costs. ##We cannot be held responsible for unforeseen events such as power outages, public road works, construction in nearby areas, or any other disturbances beyond our control. ## Madeira is tropical weather nature & Insects: The property features a large garden and beautiful lush greenery. As is typical for a house surrounded by nature, you may occasionally see outdoor insects or flying bugs. To minimize this, please ensure that window screens are used and keep doors closed when the lights are on at night.
